The June 7, 2017 Land Use Committee meeting is the Preliminary Community Meeting for two rezoning proposals
2527 Scott Street:
The owner of this property wants to enclose the existing back balcony and as a result will increase the homes floor space. As this is property was a house conversion it is regulated by the City’s House Conversion Regulations. House Conversion regulations do not allow for “Any extension to a building which creates additional enclosed floor space…” The enclosing of the balcony adds additional floor space, therefore, triggering a rezoning.

1913-1915 Fernwood Road:
The owner of this property wants to convert the existing house to a four unit strata.
Although the property is currently zoned R1-B; Single Family Dwelling Distinct, the existing house on the property is a legal non-conforming duplex.
At this public meeting the owners architect will discuss the changes they would like to make to the property.
